Calvià has established itself as one of Spain’s most exclusive residential markets. In 2025, the Mallorcan municipality recorded an average home sale price of 981,485 euros, the highest in the country, according to the 2026 edition of Urban Indicators, published by the National Institute of Statistics (INE). This figure places this enclave in Mallorca ahead of some of the municipalities with the highest incomes and real estate values in the metropolitan areas of Madrid and Barcelona.

This data confirms Calvià’s position within the high-end residential segment and reinforces the Balearic Islands’ prominence on the national map of rising real estate prices. In a market characterized by a shortage of supply in the most sought-after locations and the archipelago’s international appeal, the municipality stands out for the economic volume associated with its real estate transactions.

According to the INE’s ranking, Pozuelo de Alarcón, in Madrid, ranks second with an average price of 907,270 euros, followed by Santa Eulària des Riu, in Ibiza, with 888,800 euros. The presence of two Balearic municipalities among the top three highlights the islands’ significance in the high-end housing market.

Calvià and Santa Eulària: Among the Top Players in the Residential Market

The gap between Calvià and the other municipalities in the ranking is significant. The average sales price in this Mallorcan municipality is more than 74,000 euros higher than that in Pozuelo de Alarcón and nearly 93,000 euros higher than that in Santa Eulària des Riu.

Regardless of their positions in the ranking, both municipalities represent two of the main hubs of the high-end residential market in the Balearic Islands. Calvià embodies the appeal of one of the most sought-after areas in southwestern Mallorca, while Santa Eulària reinforces Ibiza’s position as a residential destination with international appeal.

It should be noted that the INE indicator reflects the average price of sales transactions, not the value per square meter. Therefore, it is also influenced by the characteristics of the homes being sold and by the composition of the transactions carried out during the year.

Marratxí has seen one of the sharpest price increases since 2013

The performance of the Balearic Islands real estate market is not limited to the municipalities traditionally associated with luxury residential properties. Marratxí ranks among the Spanish towns that have seen the largest increase in average sales prices since 2013, with a rise of 179.6%, according to the INE.

This municipality in Mallorca ranks second nationally for this indicator, trailing only Tías, in Lanzarote, where the increase reached 180.6%. Torremolinos, in Málaga, rounds out the top three, with a 176.5% increase.

The trends in Marratxí add an important perspective to the real estate analysis of the Balearic Islands: rising housing prices are also affecting residential municipalities located outside the areas traditionally associated with the premium market. Its trajectory since 2013 reflects the magnitude of the cumulative appreciation over more than a decade.

Renting paints a different picture

The INE ranking also analyzes the average monthly rent for primary residences, although in this category, municipalities in the Community of Madrid lead the way. Pozuelo de Alarcón topped the ranking in 2024, with 1,499 euros per month, followed by Boadilla del Monte, with 1,478 euros, and Sant Just Desvern, in Barcelona, with 1,276 euros.

The study also highlights the geographic concentration of the highest rents: Madrid and Barcelona accounted for 94 of the 100 neighborhoods with the highest average monthly rent for primary residences. At the top of the neighborhood rankings, Recoletos in Madrid reached 2,037 euros per month, while Pedralbes in Barcelona and Piovera in Madrid recorded 2,002 euros.

Although the report ranks the Balearic Islands particularly high in terms of home sales, the data published in this report do not allow for an equivalent comparison regarding rentals in Calvià. Furthermore, both indicators correspond to different time periods: 2025 for home sales prices and 2024 for rental expenses.

The Balearic Islands: In the Spotlight of the Spanish Real Estate Market

Data from Urban Indicators 2026 place the Balearic Islands in a prominent position within the Spanish residential market. Calvià leads in average sales price, Santa Eulària des Riu ranks third nationally, and Marratxí stands out for its cumulative increase since 2013.

Three indicators that highlight different aspects of the market: the value of transactions in the most exclusive areas, Ibiza’s growing popularity as a residential destination, and the rising value of Mallorcan municipalities with a distinct profile.

For Calvià, topping the national rankings is particularly significant given its economic impact and the visibility it brings to the municipality in the real estate market. However, the average sales price alone does not provide a measure of housing affordability or determine the profitability of an investment.

The data released by the INE is unequivocal: with an average price per transaction of 981,485 euros, Calvià was the Spanish municipality with the most expensive housing in terms of sales in 2025. This leading position places Mallorca at the center of the national debate on residential property values and the growing divergence among Spain’s real estate markets.
